Located at the edge of Bridgetown on the south-western part of the island, the area was once home to a collection of small hotels, night clubs and bars. These establishments catered to sailors and sea fearers who came ashore from merchant, navy and other vessels that would visit the island from time to time. The site has one building on it which is an architectural treasure that ads a special flair of charm to it. The building is presently being used for offices and several rental rooms for visitors. The surrounding lands are being temporarily used as a beach bar, food truck park, events area and gardens along with pickle ball courts. The area has been identified as one of special interest for tourism development along with the rebuilding of the old pier.
The area which boasts of authentic architecture and rich history, stretches from the historic Garrison Savannah to the island’s capital Bridgetown has earned it the honour of being included on the UNESCO World Heritage list.
Nevertheless up to a few years ago much of the beachfront land remained either vacant, or occupied by car parks, warehouses and derelict properties. However, plans are now in motion and this area is being heralded as the new investor hot spot. The transformation has begun with several projects already underway and more slated to begin
Several developers are already on board with plans progressing for significant projects which are expected to regenerate the vibrancy of this historic area whilst allowing it to bloom into its full potential for tourism development which is crucial to the island as it heavily depends on tourism which is its main industry, foreign exchange earner and source of employment. The first two projects are underway and the third is about to start.
The Pierhead
Sitting on 1.86 acres of land, it includes the buildings which run along the Careenage, starting at Bridge House and continuing along the wharf to the Screw Dock leading to the stunning northern end of Carlisle Bay beach. Current plans for the area include a mix of food and beverage, retail and assorted services on the lower levels of the buildings with office space and apartments on the higher floors. There is also the potential to add a signature hotel in the area as well. The architectural heritage of existing buildings will be reflected at their existing levels with a more modern appeal displayed at the levels above.

Fort Carlisle
Fort Carlilse is a condominium development that is already underway. It is said to be 9 floors being comprised of 32 units being both 2 and 3 bedroom units. The unit square footage starts at 1467sq with the 3 bedroom and penthouses being larger. Sale price being between $1,400,000.00 and $2,700,000.00.
The Hyatt
Hyatt Ziva Barbados will be located on approximately 3.6 acres of beachfront close to the northern end of Carlisle Bay. This project is well advanced with plans of breaking ground within months. Designs continue to be refined but the resort is estimated to have up to 380-rooms and 40 Hyatt-branded residential condominiums along with several world-class dining options such as a signature restaurant, poolside bar and grill, and a market-style café. Other hotel features will include a full-service spa, a fitness centre, outdoor pool, kids’ club, beach activities, and meeting and event space. The project is also working to include some of the island’s first over-sea accommodation, a concept which has only been completed once before.
